You own your block, you have a design in mind, and now you would like to start building. Before we start turning over any soil on site though, Gemmill Projects go through a specific set of processes to gain all relevant approvals from the Local Government Authorities (LGA).
The first and most important is Planning approval, also sometimes known as Development Approval. Without this approval, you will not be granted a building licence, and without a building licence, you cannot build. At Gemmill Projects, we have a team of designers and Shire Administrators dedicated to designing, drafting and applying to the relevant LGA to gain Planning approval for you. All Planning approvals must comply with the R Codes. The R Codes are a set of rules which provide a sound, stable and uniform basis for residential development across the state of WA.
When looking to build with Gemmill Projects, we plan and design your home so that when we apply for Planning approval, this process will be as efficient as possible, and the design you loved and agreed to, will not be compromised. Our designers are well versed in all aspects of the R Codes, and we have forged great working relationships with all LGAs. The LGA can and do enforce their own form of rules for different areas within their jurisdiction. Known as Town Planning Schemes (additional to the R Codes), these restrictions can come as a surprise if you haven’t planned properly to start with.
Planning approvals can take six to eight weeks to be granted but theis may vary depending on workloads at the LGA. At Gemmill Projects, we have the knowledge, skill and belief that when we submit a Planning approval, it will be assessed quickly and efficiently by the relevant LGA. A bit of planning and expert assistance from our team will give your development every chance of being built promptly.
